DUNCAN HOUSE BED & BREAKFAST

 

 

Duncan House sits on the bank of the river tweed overlooking the ‘Junction Pool’ famous for the quality of it’s salmon fishing. There are stunning views of Old Roxburgh and Floors Castle. The town centre is only 200 metres away.


The river in all it's moods is outside the windows just a few yards away. If you wish you can open the windows and sleep to the sound of the water running over the weir. In the Autumn (and increasingly in the Spring) prodigious numbers of salmon swim up the weir on the spawning journeys. Fish can be seen jumping in the river for most of the year. There is free fishing for brown trout and grayling from 'The Cobby' just outside the house.

 

Our rooms are newly refurbished for 2004 with individually designed en-suite facilities. Most of our furnishings are antique and are chosen to reflect the original style of this Georgian riverside house. Each room is named after the river or one of it's tributaries. All rooms are equipped with Digital TV, DVD and CD/Radio alarms. There is broadband internet access though not currently WiFi owing to the thickness of the stone walls. We have private parking sufficient for four cars.

THE COLLINGWOOD ARMS




For 200 years, the Collingwood Arms has provided a focal point for a colourful local community. As a former coaching inn linking Edinburgh with the south, centuries of Borders visitors have followed the well-trodden path to its door.

Many of our guests come to cast for a salmon from the mighty River Tweed, which passes only yards from our door (Our new fishing rod room and dog kennels are now avaliable for our guests. Others come to enjoy the magnificent Northumberland Coast, or the wilds of the Cheviot Hills.

Our bedrooms are a perfect marriage of traditional style and modern convenience, bringing together antique furniture and period bathrooms with digital TV and outstandingly comfortable beds.

Built in 1752 Heiton Mill House was a working mill up until 1959 and then fell into disrepair.

 

Tony and Lindy Vipond began there much discussed and long dreamt of renovation in 2005and after three challenging years opened in October 2008 to receive their first guest.

 

Heiton Mill is a unique charming conversion of a former water mill lodged on the banks of the river Teviot. The Hermitage is a Scottish Tourist Board four-star rated bed and breakfast. The late Georgian house is set in a large garden in a central, yet quiet part of Kelso in the Scottish Borders.

The guest accommodation spreads over two floors, with drawing room and dining room on the ground floor and four en-suite letting bedrooms on the first floor. The house is furnished with antique and period furniture and fittings, yet has all modern conveniences – comfortable beds made up with luxury bedlinen, bathrooms with large, fluffy towels and a selection of Scottish toiletries, radio and Internet WiFi connection in the bedrooms and television/video/DVD in the drawing room.

 

All the rooms are individually furnished, and have their own character.
They all have modern en-suite bath or shower rooms. Each room has a sitting area with one or two armchairs and a reading light, a dressing table with mirror, and ample storage for hanging and folded clothes. The rooms are all equipped with a tray set for making tea and coffee (including herbal teas) with fresh milk or lemon and a tin of home-made biscuits, and we also offer a complimentary “nip” of Scotch whisky to our guests. Other facilities available in each of the rooms are WiFi connection, hairdryer and clock radio, as well as a selection of reading matter.
